What You'll Do
Project & Construction Management
- Perform project management duties on development projects including demolition, remediation, site work & infrastructure, and construction administration.
- Conduct site visits to active construction projects and abandoned properties to assess progress, identify potential hazards, and ensure safe working conditions. This role requires awareness of environmental risks, adherence to safety protocols, and coordination with contractors and internal teams to mitigate exposure to unsafe or unpredictable environments.
- Implement Brownfield Remediation projects in coordination with environmental consultants to clean up contaminated properties.
- Draft real estate development plans, schedules, and budgets.
- Develop and manage project budgets including pro-formas, sources and uses.
- Review and administer contracts including scope clarifications and payment applications.
- Review bid documents (RFQs and RFPs) and support the bidding process in compliance with laws and Economic Inclusion Policy.
- Administer grant funds and other funding sources in line with eligibility and compliance requirements.
- Support due diligence on acquisitions including title, ALTA survey, Phase 1 & 2 Environmental assessments, asbestos surveys, etc.
Asset & Property Management
- Administer the Port’s parking garage assets including oversight of Parking Management company; invoice review, site visits, troubleshooting; coordination with external parties; implementation of capital improvement projects.
Regulatory & Compliance
- Work with government agencies to ensure timely approval of zoning changes, permits, and other compliance matters.
- Ensure bidding and contracting processes comply with relevant laws and policies.
- Support grant compliance and reporting.
Internal & External Collaboration
- Collaborate with internal teams as needed.
- Communicate effectively with consultants, developers, contractors, engineers, environmental professionals, and Port team members.
- Support community engagement efforts related to redevelopment projects.
- Manage other matters as requested by the V.P. of Development.
Strategic Planning & Oversight
- Administer and support the Development team’s project portfolio to ensure successful completion on time and on budget.
- Plan, track, and communicate timelines, milestones, and deliverables to partners.
- Identify, reduce, or eliminate project risk through observation, assessment, and problem-solving.
What You Bring
Education and Experience
- Bachelor’s degree in construction management, urban planning, civil engineering, environmental engineering, architecture, or another field emphasizing organizational and planning skills.
- 4–8 years of experience in a similar role; including professional experience in construction and/or project management on commercial or industrial construction projects.
Skills, Specialized Knowledge & Abilities
- Familiarity with property development including acquisition, redevelopment, and disposition; Construction materials, methods, and processes; Construction payment applications, draw requests, etc.; and Grant funding and compliance reporting.
- Experience with large-scale building demolition, and basic knowledge of construction processes, are preferred but not required.
- Ability to attend meetings on construction sites, perform construction site observation duties, and experience writing construction field observation reports.
- Ability to tour the Port’s project construction sites and attend out-of-office meetings.
- Excellent communication skills, including written, verbal, and listening skills; The ability to effectively communicate with developers, contractors, engineers, certified environmental professionals, and Port team members; Ability to orchestrate and participate in various outreach efforts including experience in public speaking.
- Highly organized and detail oriented; Capability to manage multiple projects simultaneously.
- The ability to identify, reduce or eliminate project risk, through observation, assessment, and problem-solving.
- Self-motivated and energetic with a strong work ethic and the ability to think creatively.
- Excellent judgment and personal integrity are required.
Other Prerequisites
- Ability to operate all applicable office equipment.
- Satisfactory results on pre-employment written and oral testing, as administered by appropriate practitioners at The Port’s direction, if applicable.
- Satisfactory results of background investigations.
- Be insurable and maintain insurability for the operation of motor vehicles, as use of personal vehicle may be required to attend out-of-office meetings.
- Ability to perform all the essential functions of the position outlined herein without creating a direct or indirect threat to the safety of oneself or others.
