The Cincy Hat Foundation, founded by Cincinnati Bengals player Ted Karras, is developing a multi-unit residential building in Madisonville designed specifically for adults with intellectual and developmental disabilities (IDD). The project will provide independent living opportunities in a neighborhood setting while maintaining affordability for residents and their families.
The development is taking place on a vacant parcel in Madisonville that had been in the Hamilton County Landbank’s inventory for nearly a decade after being condemned in 2003. The Cincy Hat Foundation acquired the property from the Landbank, a managed entity of The Port, to transform the long-underutilized site into new housing that supports independence and community integration.
The building will include five total residential units consisting of two two-bedroom apartments and three one-bedroom apartments. Each unit will feature a full kitchen, in-unit laundry, and private living space designed to support independent living.
Construction is being led by Paradigm Construction, with the project representing the first in what the Foundation hopes will become a growing portfolio of IDD-friendly housing developments across Greater Cincinnati.
Impact:
Adults with intellectual and developmental disabilities often face limited housing options to live independently while remaining close to family, transportation, and community resources. This development helps address that gap by creating housing that prioritizes dignity, independence, and affordability.
Located in the Madisonville business district and on a transit line, the project will connect residents to nearby amenities and services while activating a previously vacant property.
