

Kenwood Towne Place

Kenwood Towne Place is a 575 square–foot, office and retail development located on an 8.1 acre site adjacent to Kenwood Towne Center Mall. In September 2007, the Port Authority entered into preliminary agreements with Sycamore Township, Kenwood Towne Place, LLC, as landowner and Bear Creek Capital, LLC, as lead developer, with respect to the development of the site of Kenwood Towne Place. The Port Authority arranged for the financing and construction of a 2,500 space public parking garage (beneath the new Kenwood Towne Place development) to enhance parking available in the area to serve the needs of the public. The Port is the owner of the parking garage. The office/retail development is owned by Kenwood Towne Place LLC.
In cooperation with the Township, the Port Authority issued $20.43MM in Tax Increment Financing (TIF) bonds to finance a portion of the costs of the public parking garage project and entered into a contract with Kenwood Towne Place LLC to be its agent for the construction of the garage. The balance of the costs of the public parking garage, specifically, the over build required to support the building above the garage, were funded by the landowner. The garage is nearing completion, as work of the office/retail portion continues.
